Property Manager

My client, a successful multi-brand Estate Agency, are currently seeking an experienced Property Manager to join their solid team based in their Canary Wharf offices.

As the Property Manager your duties will include:  

  • Booking and liaising with contractors for maintenance issues
  • Dealing with utility and council tax companies - paying bills on our landlords’ behalf and ensuring these are dealt with in a timely manner
  • Paying service charges and ground rent, dealing with block management with any account queries and block issues promptly
  • Dealing with landlord and tenant queries, accounts, check out, deposit returns, maintenance queries, move in issues all to be dealt with in a timely manner
  • Submitting insurance claims and deposit disputes for landlords and tenants
  • Liaising with letting negotiators for pre tenancy works
  • Booking property visits with tenants and reporting to Landlords with feedback in a timely manner and dealing with any maintenance issues that may arise from these visits
  • Issuing and distributing 6A forms/Notice to quit for the termination of tenancies and liaising with solicitors for more complex issues
  • Assisting Head of Property Management with administrative duties and issues and any other tasks handed over
  • Ensuring all internal procedures and deadlines are met- reporting to Head of Property Management on all complaints, compliance, GSC, weekly visit and move in check lists to ensure compliance and procedures are followed
  • Monitoring and chasing rent arrears
  • Carrying out pre- tenancy inspections prior to any new move in
  • Ensuring a pre- tenancy sheet is fully and accurately received from the negotiators
  • Ensuring all portfolio team members are up to date with updating the property spreadsheets, GSC and weekly rent arrears list and white boards
  • Offering excellent customer service our tenants, landlords and any third parties
  • Ensure all cosmetic works over £500.00 are inspected and carried out to a good standard

Experience required:

2 years minimum Property Management experience
ARLA qualification would be preferred but not essential
Driving License is not essential but would be beneficial
Confident and professional manner
Able to work independently whilst being a strong team plater
£27-£30K basic + £2K bonus 

Hours:
Monday - Friday 9am-6pm
1 Saturday per month – only 10am-4pm, with a half day given in lieu during the week
