My client, a successful Estate Agency based in City of London, are currently seeking an experienced Property Manager to join their solid team their Canary Wharf offices.
This is a busy role that requires excellent attention to detail, along with a very high standard of customer care and service delivery.
Your duties will include:
- Property Management of a portfolio of circa 130 properties
- Booking and liaising with contractors for maintenance issues
- Ensuring that tenants are kept up to date
- Dealing with utility bills such as: council tax and other bills, on landlords behalf
- Paying service charges and ground rent
- Dealing with block management with any account queries and block issues
- Dealing with landlord and tenant queries, accounts, check out, deposit returns, maintenance queries, move in issues all to be dealt with in a timely manner
- Submitting insurance claims and deposit disputes for landlords and tenants
- Liaising with letting negotiators for pre tenancy works including checking we have management keys, testing smoke alarms are being tested and so on
- Booking property visits with tenants and reporting to Landlords with feedback in a timely manner and dealing with any maintenance issues that may arise from these visits
- Issuing and distributing 6A forms for the termination of tenancies and liaising with solicitors for more complex issues
- Assisting Head of Property Management with administrative duties and issues and any other tasks handed over
- Ensuring all internal procedures and deadlines are me
- Reporting to Head of Property Management on all complaints, compliance, GSC, weekly visit and move in check lists to ensure compliance and procedures are followed
- Monitoring and chasing rent arrears if required
- Ensuring all portfolio team members are up to date by updating internal property records
- Supporting colleagues who need assistance with more complex issues and offering help to colleagues were required
- Ensuring tenants, landlords and contractors receive a professional service at all times
Skills and experience required:
- ARLA Qualification or equivalent would be beneficial
- Proven property management experience
- Strong administration and coordination skills
- Confident and professional communicator
Salary: £28,000-£30,000 depending on experience
Hours: Monday-Friday 9am-6pm plus 1 in 5 Saturdays
