My client, a globally established Real Estate Agency, are currently seeking a Property Manager to join a team of 5 for one of their estates in Walworth!

Duties:

  • Liaising with tenants, ensuring delivery of exemplary customer experience at all stages, from check in to check out and deposit return, ensuring adherence to obligations under tenancy agreements at all times
  • Working with the compliance team to keep all Statutory Health and Safety inspections up to date both within the tenants demise and within the blocks under management.
  • Working closely with the accounts/credit control team to ensure collection of arrears, following agreed procedures and proving advice to the client. Liaising with solicitors and attending court when necessary.
  • Liaison with tenants over internal and external redecoration of common parts or other works affecting residents.
  • Coordinating and arranging all items of repairs and maintenance to the units under management, either working with the on site maintenance manager or using 3rd party service partners where required.
  • Closely monitoring all repairs expenditure to ensure value for money is being obtained for Dorrington at all times.
  • Full invoice approval using Savills financial management systems and regularly reporting expenditure to the client.
  • Undertaking and overseeing the management of minor works between tenancies and liaising with the Landlord for larger scale works
  • Meeting and greeting all new tenants at the commencement of their tenancies and provision of welcome information to them
  • Undertaking regular (minimum twice yearly) property inspections of all properties under management and providing inspection reports to the client.
  • Arranging change of sharers, check outs, inventories, return of deposits and updating deposit scheme records
  • Management of Rent Act rent reviews and service of S45 and S13 documents, including accurate record keeping of the same
  • Processing Insurance claims
  • Providing monthly client reports and attending client meetings as required.
  • Assisting client with the preparation of annual budgets and commenting on actual expenditure
  • Regular liaison with the Savills accounts team over arrears, invoicing and all financial matters
  • Periodically serving notices and attending court proceedings
  • Liaison with utility companies and local authorities
  • Liaising with other Savills departments

Salary is £33,000 – £35,00 + Discretionairy Bonus
Working Hours is Monday to Friday 9am – 5.30pm

Must Have 2 Years Experience in AST Management.
