  • £30-35,000 basic salary

JOB DESCRIPTION

  • To increase market share and company profitability.
  • Working on behalf of the office branch manager, you shall endeavour to monitor the sales process and ensure that all procedures are adhered to in accordance with company expectations, property law and legislation.
  • To support, train and advise the sales team to meet and exceed all targets as required

  • To support, train and advise the sales and lettings team to meet and exceed all targets as required

Role and Responsibilities

  • Increase department profitability of the branch
  • Setting daily targets for members of the team
  • Participating or take morning team meetings
  • Officering guidance, advice, and continue to monitor overall and individual performance of all sales and letting team members
  • To help organise and assist the line manager with staff holidays and rotas
  • Carry out targeted number of market appraisals per week in order to generate a targeted number of instructions at no less than % conversion
  • To oversee and maintain a comprehensive applicant register
  • Ensure that all vendors and landlords are being notified of all marketing and conveyancing and move in progress
  • Ensuring the appropriate and timely use of all marketing material
  • Generating market appraisals through leafleting, touting and canvassing
  • Maintaining the office profile through advertising, websites, standards and board presence and develop market share
  • Promoting the company's preferred financial services and ensuring the team are aware of these
  • Being aware of market conditions and trends
  • Ensuring market appraisals are set up correctly and the customer's requirements are exceeded
  • Maintaining fee structure and brand presence
  • Ensuring that all company set daily, weekly targets and KPI are met
  • Keeping records of all activity on Reapit
  • Preparation of property details
  • Producing and monitoring weekly reporting statistics
  • Assisting the team with deal progression through to completion and dealing with difficult customers on behalf of team
  • Ensuring all viewings are followed up
  • Ensuring regular feedback is provided to both vendors and landlords and all offers are relayed
  • Ensuring all office systems and company policies are adhered to
  • Ensuring all written communication undertaken by the team is appropriate, accurate and follows our company standards / procedures
  • Identifying any PR opportunities
  • Monitoring and maintaining the company's reputation and upholding the company's values and philosophy
  • Dealing with complaints


Qualifications and industry Requirements

  • Minimum 5 years recent Sales and Lettings experience
  • Demonstrable winner of new business and instructions
  • Recent experience in a senior/supervisory role managing a team of Negotiators
  • NAEA AND ARLA Qualified preferable
  • IT literate with knowledge of standard letting agency software
