Our client is an established property company, specialising in residential property management and investments. They are currently looking to add an experienced Block Manager to their team, based at their office in Epsom.


Overview

  • Manage an allocated portfolio of Freehold Buildings
  • Delivery of performance based targets for specific portfolios under management
  • Consistent compliance with Health and Safety requirements
  • Service charge budgeting and management
  • Contractor management
  • Keeping an accessible paper trail of actions carried out
 

Scope of Role

  • Diarise building inspections to assess health and safety compliance
  • Manage central risk register along with diarised tasks from our database
  • Identifying maintenance requirements
  • Undertaking full S20 process
  • Ensuring CDM 2015 procedures are followed
  • Instruction and monitoring of appointed suitably skilled contractors
  • Assessment and Approval of invoices ensuring the nominal coding is consistently accurate
  • Preparation of service charge budgets and on-going monitoring to guard against overspend
  • Implementing reserve funds where necessary and maintaining adequate levels of reserves as appropriate. This may involve schedules of cyclical works / planned maintenance
  • Supporting preparation of service charge accounts and sign off
  • Organising, attending and chairing AGM’s and Directors meetings outside of normal business hours
  • Ensuring building and other necessary insurances are adequate, best value and renewed in a timely manner
  • Participating in out of hours rota for emergency call handling
  • Filing Management Company documents with Companies House
  • Other tasks as requested by Senior Management/ Director
 

Qualifications, Skills & Experience

  • Previous experience working in Block/Estate Management for at least two years
  • Minimum A level standard or equivalent
  • IRPM or equivalent qualification
  • Intermediate level ability to use Word, Excel and Outlook
  • Knowledge and understanding of relevant legislation
  • Knowledge and previous experience of Residential Property Repair and Construction
  • Strong Health and Safety Legislation experience and understanding
  • Understanding of leases and their implications
  • Ability to work to tight deadline
  • Excellent time management and organisational skills.
  • Car owner with a full clean driving licence- Work mileage paid- Employee responsible to ensure business use is included in their insurance
  • Flexibility around working hours and travel requirements to buildings
  • Self-motivation with ability to make and present rationale for proposed decisions

Salary: £27,000 - £32,500 per annum
